They all work… You just have to work them.
My suggestion to you? Build an insights market report that people can’t find anywhere else because you are giving them all the data from your perspective.
Sure, you won’t go viral on TikTok with this, but you will build obscene authority.
Can you get a deal in the next 30 days with this? 100% yes… If you spend the ad dollars on it.
I’ll make this even easier. You don’t need 10 sources of business. You need to obsess over one marketing channel that you own.
What is a marketing channel?
One of the many I listed above. If you are going to do the insights report. Then go all in on it.
Your goals is to get the entire city you serve on that email.
The bigger the list the more you make… It really is that simple.
So why am I writing this to you?
I know that for most real estate agents, if they had the specific strategies on how to scale, they would implement and profit off of them.
There is just too much noise.
I know that if you had a step by step guide on what was working in marketing then you would have a tremendous head start on getting more business right now.
If you know me, you know that I am currently scaling StolyNetwork on a national level. It is our national real estate team that we coach to do exactly what I am talking about on this page.
We power all the lead generation with content marketing. Parfitt of our offering is that we spend the majority of their “split” money on ads in their market and then give those deals to them for being on the team.
In other words, I am doing the very thing I am telling you to do and I am going to document everything we do and give it all to you so you can do it locally.

What does that look like?

To be clear, not all of this that we do works, but we do enough of it to where we know how to adjust.
It’s like having your own marketing split testing without you having to spend the money to learn.
Here is what I have learned ad wise…
- If you spend $1000 per month, you may never see an ROI
- If you spend $2000 per month, you will see an ROI
- If you spend $3000 per month, you will see an ROI in 30 days
- If you spend $5000 per month, you can almost cherry pick your deals
- If you spend $8,000 per month, you’ll hit scale
Think about that for a second.
If you sold a home for $525,000 and your commission was 2.5% (yes I know things are in flux), your commission would have been $13,125.
Let’s say you were at a brokerage like REAL and you haven’t capped yet. Your split is 15%.
That is $1,968.75
So your net is $11,156.25
If you were disciplined and put 35% of that money in another checking account and used that for growth, your business would change forever.
35% of $11,1256 is $3,904.60
You only have to do that twice per month to have a scaling marketing budget.
You don’t have to spend 35% per deal forever.
But here is what I do know. If you were on Zillow Flex, you would pay them 40% for giving you deals all day long.
If you spent that same 40% on your own marketing, you would be famous in your local market and you would never look back.
You’ll never get famous on Zillow. I am not suggesting you cancel Zillow. If there is an ROI there for you, then exploit that for as much money as you can take.
So why doesn’t every agent do this?
They don’t have the playbooks that work and they don’t have enough patience to see marketing through.
They go to a conference and then learn a quick hack and then butcher it locally and then say that “this doesn’t work in my market.”
There is absolutely no reason for this. It can stop and you can win at marketing.
To be transparent, my goal with Stoly Network is 450 agents by the end of 2025.
The ad spend that will be behind that will be in the hundreds of thousands per month. There will be a lot of data there. Sure, we’ll need to scale up to this number, but the journey to get there will have a ton of tracking attached to it.
